Welcome to CASA LINKING, an online platform operated by Canarias Property Solutions SL (CIF: B21949185, registered address: Calle Guirre 6, 35660 Las Palmas, Spain) (“CASA LINKING”, “we”, “us”), designed to connect property owners with potential guests for holiday and medium-term rentals. By using this website, you agree to comply with and be bound by the following terms and conditions, which govern CASA LINKING’s relationship with you in relation to this website. If you disagree with any part of these terms and conditions, please do not use our website.
CASA LINKING is an advertising platform that facilitates the connection between property owners and potential guests. CASA LINKING does not act as a booking agent, and we are not responsible for any bookings, cancellations, or other agreements made between property owners and guests. All bookings, communications, and transactions are conducted directly between the property owner and the guest.
All property listings submitted through the CASA LINKING owner dashboard are reviewed by our team before being published. Listings are not visible to guests until approved. CASA LINKING may request changes to a listing, or decline to publish it, at our discretion — for example if information appears inaccurate, incomplete, or misleading, or if the listing does not meet these terms.
CASA LINKING is currently offering a limited-time launch promotion: the first 1,000 property listings approved on the platform qualify as Founding Member listings. The annual subscription for a Founding Member listing is free for life, for as long as the listing remains active and compliant with these Terms. It never converts to a paid plan, before or after the 1,000 allocation is filled. No payment card is required.
The standard subscription of €199 per year per propertyapplies only to listings approved after the first 1,000 Founding Member listings have been filled — it never applies to a Founding Member listing. Other charges are separate from the subscription: the 0.5% (1% for Stripe accounts in Canada) payment handling fee on payments processed through Stripe, and Stripe’s own processing fee (both described below).
Property managers and owners submitting multiple properties (5 or more) may qualify for our property manager program. A property manager who joins while the Founding Member allocation is open receives the subscription free for life on every property they list, now and in future, for as long as those listings remain active and compliant with these Terms. Property managers who join after the allocation is filled pay standard pricing per property, like any other new listing; those who joined earlier are unaffected. For listings that use CasaLinking’s integrated Stripe payment system, guest payments are processed by Stripe, our third-party payment processor, and funds are paid out directly to the property owner’s own bank account. CASA LINKING is never the merchant of record for these bookings and never holds guest funds at any point.
Stripe charges its own standard processing fee on each successful payment (currently around 1.5% + €0.25 per payment for standard European cards, with different rates for premium, UK, or internationally-issued cards — see Stripe’s published pricing for current rates). This fee is set and collected by Stripe, not by CASA LINKING.
In addition, CASA LINKING applies a payment handling fee of 0.5% (1% for owners whose Stripe account is in Canada, where Stripe charges CASA LINKING higher cross-border payout costs) of each payment processed through this system, to cover the cost of providing and maintaining the payment platform, including automated deposit and balance collection, calendar date-blocking, and cancellation/refund handling. This is a payment handling fee for the use of our payment system — it is not a booking commission, and it is separate from the annual listing subscription described above. It applies only to payments made through CASA LINKING’s Stripe integration, and does not apply to any booking or payment arranged directly between a guest and a property owner outside this system.
Both fees are deducted automatically before payout; property owners do not need to calculate or pay anything separately. CASA LINKING’s payment handling fee is subject to change, and any change will be applied prospectively and communicated in line with the Modifications section below.
The same fee applies to the charge of a refundable security deposit (see “Refundable Security Deposits” below).
Property owners who use CASA LINKING’s integrated Stripe payment system may ask guests for an optional refundable security deposit of up to €500 (or the equivalent in the listing’s currency). The amount is shown to the guest before they pay and is separate from the price of the stay. It is not a payment for the stay.
When it is charged. By paying for a booking, the guest authorises the deposit to be charged separately to the same card, about 7 days before check-in (or shortly after booking, if check-in is sooner). If it cannot be charged, we will tell the guest and the owner, who can then agree how to proceed between themselves.
When it is refunded. The deposit is refunded in full to the original card automatically 5 days after check-out, unless the owner reports damage or missing items within that period. Banks can take 5 to 10 days to show a refund. If a booking is cancelled before the deposit is charged, it is never charged; if it was already charged, it is refunded in full.
Claims. An owner may report damage or missing items caused during the stay, with the amount claimed, an explanation and, where possible, photos or receipts. A claim cannot be for normal wear and tear, for cleaning already covered by a cleaning fee, or for more than the deposit. Nothing is withheld unless and until CASA LINKING has reviewed the claim. We tell the guest when a claim is opened, and the guest can send their side and photos before we decide. We may ask the owner and the guest for further information, and we will tell both of them our decision and the reason for it. If we decide that any part of the deposit is kept, the guest has 7 days to send us their side and any evidence, and we will review the decision once more; that review is final. Any part of the deposit that is upheld goes to the owner and the rest is refunded to the guest.
Our role. CASA LINKING is not a party to the rental agreement, but we run the deposit process and decide whether a claim is upheld, applying the rules in this section. By listing a property with a deposit, or booking one, owners and guests accept that we make that decision and carry it out. Deposits are charged to the owner’s own Stripe account and CASA LINKING does not hold them. Our decision applies only to the deposit. It does not make CASA LINKING an insurer or guarantor of anything, it does not limit either party’s legal rights (including the guest’s right to dispute a charge with their card issuer, and either party’s right to go to court), and any loss above the deposit must be pursued directly between the owner and the guest.
Fees. The payment handling fee described above (0.5%, or 1% for owners whose Stripe account is in Canada) and Stripe’s processing fee apply to the deposit charge. Neither is returned when the deposit is refunded, and both are borne by the owner.
Owner responsibilities. Owners must claim only for genuine damage or missing items and must give accurate information. We may withdraw the deposit feature from an owner who makes unfounded claims. Because a refund is taken from the owner’s Stripe balance, if CASA LINKING or Stripe refunds a deposit and the owner’s balance cannot cover it, the owner agrees to reimburse the shortfall on request.

Property descriptions submitted in a language other than English may be automatically translated for display on the platform. CASA LINKING does not guarantee the accuracy of automated translations and is not liable for any discrepancies between the original and translated text.
Where a property owner connects an external calendar (such as Booking.com, Airbnb, or VRBO), CASA LINKING displays availability information pulled automatically from that external source. CASA LINKING does not control and cannot guarantee the accuracy or timeliness of this third-party data.
CASA LINKING is not a party to any rental agreement or contract made between the property owner and the guest. We provide only an advertising service, and as such, we cannot guarantee the availability, quality, or suitability of any properties listed on the site.
CASA LINKING is not responsible for any booking-related issues, including but not limited to:
All disputes must be resolved directly between the guest and the property owner. CASA LINKING disclaims any and all liability in relation to these matters.
The only exception is the limited review of security deposit claims described under “Refundable Security Deposits”.
Property owners are responsible for keeping their property listings up-to-date, including availability, pricing, and property information. CASA LINKING is not liable for any consequences that arise from outdated, incorrect, or misleading information in property listings.
CASA LINKING reserves the right to remove or unpublish any property listing that violates these terms and conditions, contains false or misleading information, violates local laws or regulations, or is otherwise deemed inappropriate. We may remove listings without prior notice.
You must be at least 18 years old to create an account, list a property, or make an inquiry through CASA LINKING.
The CASA LINKING website, including its design, logo, and text (excluding property listing content provided by owners), is the property of CASA LINKING and may not be copied, reproduced, or distributed without permission.
To the fullest extent permitted by law, CASA LINKING and its operators, affiliates, or employees shall not be held liable for any damages, including but not limited to loss of income, reputation, or inconvenience, arising from the use of this website or any interaction between property owners and guests.
Your use of CASA LINKING is subject to our Privacy Policy, which governs how we collect, use, and disclose personal information.
These Terms and Conditions are governed by the laws of Spain. This does not affect any statutory consumer protection rights you may have under the laws of your own country of residence within the EU.
CASA LINKING reserves the right to change or modify these terms and conditions at any time. By continuing to use the website after any changes, you agree to be bound by the updated terms and conditions. We will notify users of significant changes through the website or email when possible.
